Buying agent hosting an open house for listing agent?

I'm hoping to get some feedback and perspective on this offer that was made to us. My husband and I are rehabbers and my husband also has a broker's license, so when we finish a project, we list it under his broker license and we hold open houses as the agent and owner of the property. We just put a beautiful house in Garden Grove on the market on Friday and today received an offer from a local buying agent with a well known firm that he would like to hold open houses for us Friday, Saturday and Sunday this weekend in order to get a buyer and earn the 2.5% commission we're offering and that on top of that he will throw us an extra $500 for allowing him to do this. I have all sorts of alarms going off in my head but can anyone tell me if this is typical or something I shouldn't be worried about?
