@Raymond M Dalida thanks for the ideas, Ray! I know they seem basic but you're right, it couldn't hurt to put it on craigslist and put some flyers up locally. You never know where you're going to catch a fish! Thank you!

Hello - We have just finished a flip that is our first complete gut job that we are listing for sale on our own without the help of another agent. My husband has a broker's license, so the home is on the mls, on trulia and zillow, and redfin of course. Do any agents have any other ideas for marketing a newly listed flip home? We don't have access to a huge email database like we would if we were working with a real estate brokerage firm. Thanks for any ideas!

@Mike Cumbie Thanks for your feedback! That makes sense that he would be motivated to push buyers to another property of his if they don't seem super sold on ours. So what if another agent brings a buyer to his open house and that's who we make the deal with, he just gets nothing?

Thanks for the feedback, appreciate it! I definitely think you're right about him being hungry and the need to vet him. One of my biggest fears is that he won't handle himself in a way that reflects well on us. But I think you're right, we need to meet him and see what he's about.

So, if we do let him do some open houses, and another agent brings a buyer to the open house and that's who buys the property, then what does that mean for him? That's just the risk he takes?

I'm hoping to get some feedback and perspective on this offer that was made to us. My husband and I are rehabbers and my husband also has a broker's license, so when we finish a project, we list it under his broker license and we hold open houses as the agent and owner of the property. We just put a beautiful house in Garden Grove on the market on Friday and today received an offer from a local buying agent with a well known firm that he would like to hold open houses for us Friday, Saturday and Sunday this weekend in order to get a buyer and earn the 2.5% commission we're offering and that on top of that he will throw us an extra $500 for allowing him to do this. I have all sorts of alarms going off in my head but can anyone tell me if this is typical or something I shouldn't be worried about?
