New Clients

I've recently started a property management company. I've worked in the industry for 25 years from on site to the executive levels and finally decided to take the plunge.  I'm more than knowledgeable and experienced but its been a slow start.  I'm connecting with various investor groups but without the association to a large Real Estate firm, I'm finding it difficult to compete.  I'm marketing, have a website...even door to door but the results are slow.  Not to mention my area of NC is saturated with property management firms.  Can you share the most effective way to obtain new clients?
