Working with my first Buyer/ Friend any advice?

     A Friend of mine (who's an investor) gave me a call and offered me the job of being his agent. He's not in the same state (he's in SoCal I'm in Florida) but we are able to communicate effectively. Since this is my first customer and my coaches in the offices are not answering, I would like some advice on what steps should be taken to ensure everything is done the right way.

     We found a property we're interested in but the realtor doesn't answer my emails or phone calls. I don't have Supra yet, so. I can't see the house on my own. Since my Buyer is not in Florida should I make a Showing Agreement? What would be the right contracts to make for this situation?
