What cold call ( Prospecting scripts ) Do you use?

Where can I find some good Cold call/ Prospecting scripts to use to generate new business.

Also, I am wondering if anyone has used mass direct mail to get listings. Any feedback or tips would be great.

There are a ton on you tube. I use a universal cal back script for people that request something from me via my marketing. 

The only "cold calls" I ever make are to FSBOs.  

I say this: " I know you're selling your home on your own and I respect you for that.   I'm wondering if you're going to buy and if yes, if I can help you with the buy side.  I hope that's ok?" 

When I establish where they're at with buying after selling I ask them "in my experience with for sale by owners, there comes a time when when after they haven't had any success, they begin interviewing realtors to help them market their property, would that be true in your case?"

Depending on what they say I book an appointment or I offer to send them information that will help them sell their home themselves.  If they said at some point they would interview realtors for the job, I ask if it would be ok to send them information about my company and how we sell homes so that if the time comes to hire a realtor they have an idea about our services.  

At the end I ask them if it would be ok if I followed up with them at a later time and when they say yes I ask them when would be a good time to call them back, then I usually cut that time in half depending on how far out it is last thing I want is another realtor swooping in before me.  

Mostly it's important to keep it simple and logical.
