As an investor that flips houses, if i get my real estate license in california. Would i have to disclose to sellers in california that i indeed have my real estate license? Even though I'm not under a broker. Also when i advertise and throw flyers do i have to put my BRE license number. 

Everyone i talk to has their own opinion. I even called the BRE and the enforcement office in SoCal told me i didn't have to disclose that i had my license and the enforcement office in LA told me that i did. Help! haha

 When wholesaling do you use your own customized purchase agreement or do you use the C.A.R California Residential Purchase Agreement? I am a wholesaler in California

Looking to wholesale, anyone know of any friendly title companies in the LA or Ventura area. I can't find any

Im an investor looking to go door knocking for the first time this weekend. Expect that i don't know what to say to potential sellers, any tips or scripts i could use?

When wholesaling a property  who pays for the title company if you go to a title company as soon as you get your purchase agreement signed? Do you have to pay the title company anything upfront? Or does the person who you assigned it over to pay for everything? And what happens if you are unable to close? Thanks so much

Im in california and new to wholesaling, will a investor friendly title company look over my purchase agreement or would i have to go to a lawyer for that ? Thanks
