You need to be talking to your database on a regular basis. Try to talk to at least 3-5 people a day.

Call on For Sale By Owners

Call on Expired Listings

Volunteer to host open houses for other agents so you can get in front of buyers

You have started by networking. Join other forums also, need to have a blog and website, learn SEO to drive people to your website. I agree with J La Belle to work FSBO, get as many listings as possible. You will meet many people thru the marketing of your listings. Most things you can do for free or very little cost. I do not like calling on phone, I would rather knock on doors. Everyday work to promote youself.

Yes investors are great CLIENTS, but lousy CUSTOMERS-refering to my states agency discussion. IF and I repeat IF they sign a buyers agency agreement with you, bust your butt for them. If they do not want to put on paper they are loyal to you and will make sure you will be compensated for your time/work, be leary. I like investors, most will tell it like they see it, will not waste your time because they can tell you EXACTLY what they are looking for.

Treat it like a real job. Put at least eight hours in every day. Network, network, network. If you're at the grocery store or your kids soccer game, look to see who can be your next client.
