One thing I realized is to always check with the listing agent before scheduling a showing.  I now check to see if there are offers pending and if they are still accepting offers.  Also, to assist investors that are going for really low priced properties, some realtors can set a fixed commission so it still makes sense to assist buyers purchase low priced properties.  You can also see if they contracts have to be paper copies or submitted electronically.  I would highly advise setting a system where the buyer or seller can sign everything electronically.  All of this was not spelled out for me.  Thought I would share my experience with the community at large.

  ALWAYS call on status of a listing... You only show a property without calling first one or two times.. When you show it then call and it has 17 offers you learn pretty quick LOL.
