First Land Listing

Hello fellow agents and brokers!

I have my first land listing coming up soon. My client has 2 parcels of land one has a habitable home on it ~.5 acres, adjacent to this property is he has an additional 13 acres of undeveloped commercially zoned land. Both properties have great road way frontage and access. Both properties are in a mostly residential area. Across the street a developer is building single family homes. 

I don't really know who I would be marketing this too. Or how to create a CMA for a land listing. How do I come up with a number for him? He has $700k in his mind right now.

I imagine the buyer for this property will have it rezoned residential and build homes on it.
