Information on a property in Foreclusure?

Hi I'm looking the best source of information to find the following pieces of info.. Where's the property currently in the foreclosure process? How much money are the owners behind on the mortgage payments?  Approximately how much time is left in the foreclosure process? I'm thinking Escrow company, leader or loan servicer...   I'm trying to gather as much information as I can before I engage the owner.

This stuff is somewhat state specific.  

Here in CO these are handled by the "public trustee".  That's a county office.  Most have a web site where they publish information about the properties in the process.  You can use that to find where it is in the process and the timeline.  I don't know who runs this process in CA.  Hopefully someone can chime in.

The only place to get an accurate number for the outstanding balance is the lender.  And they won't talk to you without the owner's permission.  If you have the original loan balance and loan terms (from public records) you can estimate the loan balance.  But that will be off if they're made extra payments or are behind.
