Hello BP looking for investor friendly closing company in Los Angeles, CA area.  Someone who understands creative financing and purchases.  Sub to, concurrent transactions (standard and short) can orchestrate land contrast.  Any referrals would be greatly appreciated.  

@Jeff S.  I'm willing to buy it or list it short.. whatever solution is best for the owner.  Since my earlier post I've gotten a response from Escrow company that's working with a Title company that has acknowledged a "notice of default" now I'm just hoping I'll have a little time to provide a solution that the owner will agree to.

@Jon Holdman @Jeff S. @Bill Gulley  Thanks guys for you feedback. I'm currently working with the owner to give me authorization to interface with her lender and loan servicer.  I was trying to be proactive and gather as much information as possible on my own.  Feedback is much appreciated.

Hi I'm looking the best source of information to find the following pieces of info.. Where's the property currently in the foreclosure process? How much money are the owners behind on the mortgage payments?  Approximately how much time is left in the foreclosure process? I'm thinking Escrow company, leader or loan servicer...   I'm trying to gather as much information as I can before I engage the owner.

Looking for a good deal analysis tool. Anyone ever used Clarus Investor 2.0 by ianalyzerei.com? It's a tool being endorsed by California Association of Realtors. In no way am I endorsing it at all.. just looking for feedback. Thanks

Is this a legit source of information on Tax Lien Cert investing? Has anyone trained through this organization? I'm looking for a sources to find good solid study material on the subject. Thanks

Chris, Welcome!!! I"m also in the LB area and a newbie. So far you seem to be headed in the right direction. There are deals in our areas (LB, LA OC) and surrounding cites we just have to locate them and execute :) Stay at it bro and hopefully one day we cross paths. Good luck..
