Find a successful agent whose business you'd like to replicate and learn everything you can from them/do work for them :)

Ask your mentor these 2 questions:

What would you do if you were me? 

AND

Who do you know that I should know?

Then simply follow their advice! Sounds like with 18 years in the business they should have some sort of an idea with what they're doing! Just replicate their business and put in long hours... be willing to learn and be coachable!!!
