YES Todd, Indeed it does help. I'm glad your part of the BP fam and are very helpful. I've done a few front camera stuff but not enough to be comfortable but behind the scenes I own it. You're Awesome stay warm during this season.

Taylor, thank you and appreciate this is good advice, as I study for my school exam, I'm creating a spear of influence list and writing an introductory letter to introduce my self on my new career. I think with the previous job as an Art Director (28 years) working in TV in creative services will help me get a hold of marketing myself in different avenues and mediums.

Thank you Jonathan, You are right to say "Hate" I just think there is a better way to get results and your suggestions are right to use my time more efficiently. I currently working on my license. My target would be multi-family to start. Single-family would be okay if it was distressed. I'm still not experienced enough "yet" for wholesaling.

@Jimil-Anne Linton I was in your shoes, I built up reserves, and my credit rating to 720, studied the same materials, I invested 36 years with the same woman still married. While you continue studying and doing life network like crazy (church, clubs, construction sites, etc). Offer your services to learn and get familiar in remodeling and working numbers. Familiarize with contractors, real estate lawyers, brokers and other people that are doing the exact same thing. Think like a chess game, plan your day so it’s not waisted. Set your pieces!

When your ready look for a

Duplex two or three family home. Live in one and rent the other two. Talk to a CPA/acct and see how to lower your taxes. Build your foundation. Then pounce your dream to make it a reality. Speak life to yourself, never doubt or down yourself. Set reachable goals.

Good luck you got this!!!

Is there other methods besides cold calling? I feel this is outdated.

@Michael Din

I know that frustration I was there too, I was saving money in a high rate saving account. Luckily I met a guy who was a broker, visited him in his office. I let him know what my intensions are and offered to work for free in exchange for some knowledge. Now, I’m engrossed with this industry. I was going to quit after a few homes but I was terminated because of the mandates. Im in all the way now

My Dad passed away and we are trying to find out how much the home is worth, any advice?

@Kevin Hill I personally want to thank you for your insight. I am an art director for a very long time and I realized that living paycheck to paycheck is not the way to live. I decided to self teach on making that change. I came across a YouTube video of Brandon and David. I know a few ppl in real estate,but It peaked my interest After seeing this video and other investment books that mentioned REI. I started reading about it more sucked me in. I bought the pro and BP books. I am studying more about this field in the meantime.

I feel you are correct in waiting because of the state we are all in. In the meantime I’m working on my credit score, getting educated, and saving. Once things start opening up I’m in a better position to jumping in. I’m not afraid to go for it. But like investing on the stock market know when to buy and when to sell.
