Morning BP!

Now first off, I am a beginner, I am in the education learning phase while I sort some things out to make my first purchase (Jan/Feb). I've talked to a few realtors and most have said for purchase rental properties banks usually require 30% down. So in my learning phase, I used to listen to music in my office throughout the day, but now I go throughout the day listening to @Joshua Dorkin and Brandon on BP podcast! I've found when I replay an interview, I find something new I didn't catch before, which is exciting. So yesterday unexpectedly, (seriously was not even looking or inquiring), I obtained my first investor (willing to match up to $15,000) on the first property. He came to me and offered. He had $15,000 he wanted to invest when I move on my first property. Now mind you have not even had a chance to think of which options to consider, partner type, or loan type (Like on the interview with Al Williamson), But most definitely will be something that works for both. I am beside myself to say the least and very humbled by this trust. I just wanted to share the good news! I am moving closer and closer to my "little oil wells" (one of my favorite podcast so far!).

Have a great day everyone!

Lisbeth

P.S. Background on this young man. I have known him since he was 1.5 years old when I went to work for his father as a receptionist in California, year later his father closed down the construction company to retire at 39. I somehow was talked into working as his nanny/personal assistant. Did that for 2 years until they moved and I started a family of my own, but always keeping in contact with the family. His father came out of retirement because he was bored and started his company back up in Texas. As life would have it I ended up moving to Texas from California with my little girl only knowing them. I was 24 with a 1.5 year old moving 1500 miles away from the only place I had known. I look back and cannot even wrap my head around how I had the courage to do that as introverted as I was/am. Skipping some years, I am now the office/accounting manager at the company.

Congratulations @Elisabeth Hernandez-Madrigal ! That's great news indeed. I personally look at my investment units as someone out there working a full time job on my behalf. Little oil wells is a great analogy. Hopefully you'll hit a gusher!
