Starting to branch out and offer bookkeeping and general administrative services.in my local area of Houston, Texas (Reside in The Woodlands, Texas).  Want to get familiar with the ins/outs locally before branching out remotely.

I would like to offer a win/win situation at this beginning stage.

To offer my services in exchange of mentoring in real estate investing and build my portfolio in clients and grow my starting business.  I am working full time and starting my bookkeeping  business.

Any suggestions on best way to do this?

Is a barter service type scenario too far fetched?

I have worked in the construction sector for most of my life.  Want to get my foot in the door in the real estate side of bookkeeping as well as acquiring knowledge towards my first rental property.

That type of scenario is actually a "strategy" out here people wont reduce their house till it fails apprasiel. I would go back to the seller and tell them it failed. Unless you are competing with cash most people will have the same problem. In my areas this decreases the price. I would take it for a small victory and ask for my reduction.

 I'm learning.  I have asked to have contract/sell price amended to reflect appraised price, and take it from there.  I am hoping I am not competing with a cash purchase, but one never knows.

Hoping for the best, but preparing for the worse so it doesn't bruise too much.

I like your optimism, but if I were you, I would concentrate on a cheap deal "very" close to home. No vacation rentals, no out of state rentals. Get your feet wet on something you can get to in 5 minutes. 

Start small.

If this falls through will definitely look closer to home.

 Yes, I would have to come up the difference which is not something I have the luxury to do or want to do.  I don't want to be in the hole closing this deal.  

I went ahead and asked my Realtor to do an amendment for the appraised value to send to the seller and go from there.

I will have to walk away if it does not go my way.  I will however run the numbers again and see if it does cash flow to merit over payment.

Good afternoon everyone!

Property:  Original sell price $52,500, negotiated price down to $50,500.

I am in escrow on the property (Purpose is Lake House Vacation Rental).

My question is this, we just received the appraisal back coming in at $45,000.  What are my options if the appraisal value comes 6,000 under the seller's asking price?

One, I would not have the luxury to put down an additional 6,000.

Feeling a tad bit gutted on my first place.

Thoughts? Recommendations? Suggestions?

Welcome to BP @Bill McGrath ! Fellow Californian here relocated to Texas. Aren't the BP podcast addicting though?!?! We are at similar stages in regards to RE.
