Realtor fees on my deal

Curious on your opinions/experience. I have a potential off market deal (driving for dollars) and am in discussion with property owner. If I have an agreed upon price what type of arrangement would you make with a realtor to facilitate the contract? Still expecting a percentage or flat fee? Purchase price of 275k

@Rich Conley, I think you'd be better off engaging an attorney or title company to handle the transaction for you for a flat fee.  But you can call attorneys, title companies and realtors, and see what some of them offer. Trying to find someone in your area that has done deals off-market to see what they have done.
