Newbie question about an agent

Hi,

I just wanted some feedback on a phone conversation I had with an agent yesterday. I have only viewed one property so far and looking to view my second one. It's a different agent from the first property, I have been using realtor.com, he was great.

I called an agent about a condo near my home to view, the condo is about 50% of the price of the FMV in the area. I had planned to flip the contract to an end buyer.

He asked me how was I going to pay for it? I told him that I would be obtaining financing. He asked when did I want to see it? I told him that this coming Saturday would be great.

He replied that Saturday would be too late, to meet him today with a proof of funds letter because there is so much activity on the property, he doesn't want me to enter a bidding war. Ok, if there is such a high demand for the property, why does he need to meet me today? I can only do Saturday.

He then emailed me this morning saying that he has access to REO's that are "hard to find online" to call him right away with my moving date so he can personally find me the perfect home. Should I find another agent? Any and all feedback would be appreciated.

I also want to know if I have the right chain of events for wholesaling please looking to do my first deal

1 find a great property with a great price, get a contract on it.
2 find a end buyer and do an assignment of contract with them
3 receive my fee at closing
