Benefits: 

* Get cash flow during the holding period

* Take a depreciation write-off

* Avoid taxes via 1031 exchange

Unless you're doing a huge volume of flips, definitely makes sense to buy flips that you wouldn't mind holding as rentals for 1 year so you have multiple exit paths!
