 Were you able to find the solution that works for you. Does your PM send you the owner statement together with cashflow report? You can create one journal entry, credit all income from the statement, debit all expenses from the statements and debit "Due from PM" asset account to balance it out.

@Shreyas Mohan was working on a solution, see the below message he sent me. I didn't pursue further since I was already moving away from that PM, but it looked promising

If you are on a single family parcel I've got a buddy that has put up a couple carriage houses in the back of his lots on properties he owns. I think I'd like that play a little better.


Also agree with others.. all about egress and keep in mind good old fire code.

What's the $/sqft build cost for a carriage house?

Duplexes are also 25% down, as per Freddie Mac guidelines. Fannie Mae is the same. You can try to find a portfolio lender that doesn't sell to FNMA/FRE.

I get that you want to focus on cash flow, but why specifically look for 0 appreciation?
