What do Investors look for?

Hello everyone just thought I would ask a crazy question. What do investors look for when they partner with people doing deals. Ive heard of investors partnering with people that have no money or very little money, that do the leg work on finding the deals etc. Honestly I guess im looking to make money in a lot of areas but most of all im looking for the education I need to succeed. Also how about mentors what do I look for there? Not sure if I need one but would be nice to have someone to ask questions to. Maybe that's what bigger pockets is for....
