Is SW Florida (Lee, Collier, Charlotte, Sarasota Counties) a good place to start investing in rental properties?

    Florida is a top migration destination for many and many markets are benefiting from it. To be more specific though, according to IRR.com viewpoint 2021 for Multifamily(our asset of choice):

    Jacksonville, Orlando FL are in Expansion  : 
    (decreasing vacancy rates, moderate/high employment growth, med/high rental rate growth, etc)

    while Tampa and Sarasota are in Hypersupply :

    (increasing vacancy rates, med/low rental rate growth, moderate/low employment growth, etc). 

    We are working a project in Daytona, FL and seeing much of these numbers to be true. However Florida in general is a great investment choice overall when compared to many markets. Obviously such reports, can't get too granular so take such data as high level market overviews.
