Post: Question for people who raise money for other operators

@Justin Moy It's actually a small space of successful operators who can be found. If you marketing your own brand, you run into many eventually. This can be useful, as you can vet operators through other capital raisers due to the tight community. Many of the big operators have track records with other capital raisers and you can easily find out if what their experiences were like.

There are of course many successful operators who are never found because they have no marketing. In many cases like this, developing a relationship should take months in my opinion. Rushing into a "good" deal with a unknown operator can be paramount for disaster.

@Alex Ballesteros For the cost, I'd say that's fairly cheap. You can find a ton of FREE information on Biggerpockets.

The thing is, are YOU one to put the extra effort to do it yourself OR would you like to buy someone's FRAMEWORK to speed up the process.

My STR course is 4 times that for buying a short term rental.

All to say, whatever gets you to TAKE ACTION is the right price.

@Peter Morgan How you judge risk is a personal decision. What one person considers risky, is not so risky to another. That being said, using a HELOC for a syndication in today's market is just not worth it.

In 2018,2019,2020 even, it might have been a risk judgement call. Rates were at 3-6% on Helocs.

Today however, you will invest into a syndication which in the first years will push 0-5% cashflow typically on value-add.

The 2nd, you will typically get 3-8% cashflow and the third year, you will start to get 8%+ with any catchups on preferred returns.

If you are paying 10%+, which most HELOCs are today, you will be out of pocket for first two years.

If you are willing to do that, and justify the risk, then yes eventually you will be made whole at sale of syndication.

Might even come out 5-10% in profit.

BUT, 2-3 years is a long time to be paying out to a HELOC with not profit.

I know quite a few in the program. It's a great framework to get started from a tactical perspective. 

I'd say the network is the most valuable as well as credibility or airtime with the other raisers platforms.

Accelerates your raising, but also can get you brand awareness. Something which only time can do traditionally.
