Long-Distance Investing in Memphis, TN

My business partner and I are considering investing in Memphis, TN! Obviously the relatively low prices are appealing and make the 20% down payment very doable. What are red flags that you have seen for that area? Are there section 8 requirements that complicate investing out there? Certain areas to avoid? We are going to continue researching this area but wanted to get some insider info that might not be available online! Thanks in advance!
