Long-Distance Investing in Memphis, TN

My business partner and I are considering investing in Memphis, TN! Obviously the relatively low prices are appealing and make the 20% down payment very doable. What are red flags that you have seen for that area? Are there section 8 requirements that complicate investing out there? Certain areas to avoid?
