@Ryan Cummings sounds like you have a good idea of what you're looking for to start out. That'll be good in sifting through opportunities but I don't want to skirt pass you identifying your desire/need for mentorship. You can be successful in REI without it but you hit it on the head man. Having a good mentor to help you navigate will influence the level of difficulty and how you maneuver so I think it's highly important. You should reach out to @Stephen Akindona. That’s his forte!

@Jennifer Haliday the northern part of MS, specifically Desoto County, is one of the more attractive parts of MS. It’s constantly growing and has good opportunities for flips and rentals. That area also boarders TN, Memphis specifically, so the general area would be worthwhile exploring. 

@Joseph Fenner Memphis is a great cash flow market! Like @Rick Albert mentioned, the cost of entry is low and the crime is something to be mindful of which is one of the reasons why it’s important to know how to navigate the different areas in Memphis. The crime isn’t so bad that you can’t invest successfully given it’s still mostly high in certain zip codes. We’ve developed a free zip code guide to help navigate the areas that I’d love to share with you if you’re interested. @Marco Spaziani Brunella I'd nominate getting into the Memphis market. It's mostly renters which lends itself to good cash flow, the cost of entry is low, and if you can navigate the different areas in Memphis, seeing some appreciation isn't out of the question! @Ethan Brackin welcome to the Memphis market! If I could give one quick tip, I’d say be sure to get the deal under contract! No contract, no deal. It’s basic, but I’ve interacted with many wholesalers that seem to get so excited about the transaction that they neglect to properly secure it. @Hunter Cole As it relates to wholesaling specifically, no matter how good of a deal you think you’ve got, if you don’t have it under contract, you don’t have anything! Be sure to get any deal under contract. I can’t tell you the number of times a wholesaler has brought me something that I start getting jazzed about, to then find out it’s not under contract. Happy investing!

@Holly Ross not knowing the risks can certainly make this more daunting. 1) 50k wouldn't be enough or a worthwhile venture because of the neighborhood class that would put you in. 2) borrowing money wouldn't have an impact on your current mortgage since that's already in place. 3) worst case scenario if you're doing the BRRRR would be that you're absolutely unable to refinance the property, at which point the lender would take the property and likely sell it to get their money back. There are risks and challenges with any investing strategy, so it's good you're looking to find those out on the front end but don't let that stop you because most of it can be avoided with following good advice and adhering to sound investing principles. @Orhi Tahi Generally, the C class neighborhoods have seen better appreciation over the years because more homeowners have moved into those areas, so I think there are zip codes that could give you a decent mix of cash flow and appreciation.
