House hacking in Napa/Sonoma counties

Hello BP! I am an architectural designer and I lived & worked in different parts of the Bay Area for the past 10 years. Although I was looking to invest in out-of-state (Tennessee) for a while, I decided to house hack my first deal here and stop paying rent. I am thinking about Napa & Sonoma counties as they are just a little more affordable than where I live, but yet very accessible to the city. I am mainly looking for a multi-family property or SFH that I can build an ADU and use the rental income to help offset my mortgage.

I would appreciate it if the local investors can help me get to know those areas better. What areas should I avoid? Are there any regulations on short-term rentals? or anything else that I should know!

and if you do Airbnb there illegally Napa will hunt you down! Only a few people have been given a license to do Airbnb there.  Just be careful bc Napa seems to actively go after this type of stuff.
