I'll 2nd what Courtney said. Napa Valley is very aggressive in hunting down illegal short-term rentals not to mention many locals who seek out and report illegal units. The county of Sonoma in most areas allows short-term rentals. 

Thanks for the information Mike! I will make sure to check with local laws before making any decisions. Do you have any recommendations on where should I be looking in Sonoma county? The most important factor for me is safety.

Thanks for the great information! I would look into those neighborhoods and will definitely reach out to you for advice and recommendations when I start looking more closely.

Really interesting point on Airbnb! I didn't think it is that hard to get a permit in Napa. Do you know if they are issuing permits based on a specific location or do they have some other factors in mind? I will make sure to check with the city ahead of time if going that route. Also, do you know if there is a long-term rental demand there?

Hello BP! I am an architectural designer and I lived & worked in different parts of the Bay Area for the past 10 years. Although I was looking to invest in out-of-state (Tennessee) for a while, I decided to house hack my first deal here and stop paying rent. I am thinking about Napa & Sonoma counties as they are just a little more affordable than where I live, but yet very accessible to the city. I am mainly looking for a multi-family property or SFH that I can build an ADU and use the rental income to help offset my mortgage.

I would appreciate it if the local investors can help me get to know those areas better. What areas should I avoid? Are there any regulations on short-term rentals? or anything else that I should know!

Thanks for the great information. There is definitely a potential upswing in that market and the costs more affordable compare to the rest of the State.  Me and my partner are looking to create a local team in that area and any referrals (agent, contractor, etc.) would be much appreciated.
