Get a denial letter from the lender. Cancel the contract. We went through attorney threats in CA. We ended up hiring a real estate litigator and one letter from him the seller caved. Our seller was super cheap and my guess is this guy is too…so they got scared once they saw we weren’t going to be forced into buying the property. 

We just did one in Napa on an investment and got 3.25% with cash out. We paid for a point.

I’m pretty sure they don’t give anymore licenses out and if you want an Airbnb you have to buy a house that was already an Airbnb. I only know of 1 person with a legal Airbnb and she bought the house and it had the license already.

and if you do Airbnb there illegally Napa will hunt you down! Only a few people have been given a license to do Airbnb there.  Just be careful bc Napa seems to actively go after this type of stuff.

I don’t invest in Napa, but I know Napa very well bc I grew up there and just recently moved from there. The obvious is to avoid a lot of south Napa bc there is a huge homeless problem bc of the homeless shelter being near by and there is more crime. Avoid the Westwood area by the outlets. I really like the area off of trower in the Alston park side (linda vista area) bc it is still relatively affordable and it is next to great shopping, bike trails and Alston park. It is also really easy to jump on the freeway. The bel aire area is nice, but make sure you get the plumbing checked out bc I’ve heard that that area has plumbing issues bc of trees. Feel free to message me if you start to find some options. I would definitely find a local realtor to help you and they can guide you also in the area. But feel free to ask me too. 

That is what I figured. I would double check with an attorney if you are going to successfully avoid reassessment. My guess is it isn't a successful change in ownership to avoid reassessment bc you still have a significant interest in the property. Most people that are trying to do prop 19 planning are doing irrevocable trusts or outright gifts to their children. But that doesn't answer your HELOC issue. I just know the date is coming up for prop 19 and you should make sure your transaction works.

What state are you in? And what are your reasons for adding your kids to tile?

Can someone send me lender information for the Sacramento area? I’m currently in Rocklin area. 

I’m looking for a CPA too, but if you need a good real estate attorney I have personal experience using Jason Sherman in Roseville, but I used him for his litigating experience.
