Whats the best investment approach? fix and flip or buy and rent?
in the near future I look forward to working on my first investment property, and I wanna hear opinions of those that have worked on investment properties before.

It depends on your financial situation, your investing goals, the deals available to you, the time you have available, and your risk profile - to name a few criteria. Maybe describe what you're trying to achieve and some of your criteria first. Then I'm sure some investors on BP can advise some proven paths to get there in terms of the approaches you're asking about.
