Need advice-out of state investing in DFW through a wholesaler

Hi BPers,

I am very interested in the Dallas/Fort Worth area for investing.  I have spent a lot of time in Frisco the last few years, and I explored DFW area while I was there for weeks at a time.  I can see there is so much growth, and it has everything there.  I initially thought I couldn't make the numbers work, but I am getting properties emailed to me from New Western Acquisitions, and it looks like some of these properties could work.

What do others who invest in this area from out of state do when you have to purchase something all cash with no inspections?  I do not currently have anyone I know there that can go view these properties when there is a showing.  Do I get a realtor out there?  Do I pay a home inspector or a contractor just to go view it and give me a verbal opinion on how much I can expect to approximately pay for rehab.

Thank you for any information or advice.  I still haven't narrowed down a market to invest in out of state, and I really want to make DFW work.
