First Motivated Seller Call! Now what to do?

So tonight after advertising for over a week I received my FIRST motivated seller phone call! So as you would guess I'm extremely excited. The only problem is I froze and didn't know what to ask lol. So I took her name, phone and property address and said that I would call her tomorrow. I feel I should call her back and ask more questions before I set an appt to see her, but what to ask? Also what is the best way to find comps? Any advice for a newbie helps. Thanks

Start by making an appointment to see the place and go look at it.

Just talk to the seller. There is nothing wrong with being friendly and telling a seller that you're looking for your first investment home! You don't need to walk in acting like you've done a thousand deals and know everything. I do suggest you give them confidence in your ability to buy or do what you say you will, just be honest and shoot straight. You'll do fine! Might be her first time selling too! Good luck :)
