Real estate agent success

I know this website is mostly about real estate investing but I am struggling as a new real estate agent. I got my real estate license almost a year ago struggled almost 8 months without making a sale and ended up taking a break. I would like to get back into real estate sales soon and I was wondering if any of the real estate agents on here have any advice on how I can do it successfully this time?

Hello @Susanna White,

Real Estate sales is difficult yet very simple.

Real estate agents can do any number of things during their day. I'd focus on 3 main things: 

1. Practice/role play - Outside of actual experience (cold calls and meetings), this is the best way to improve sales skills and boost your conversion.

2. Prospecting - speak to potential clients every single day for 2-3 hours.

3. Follow-up and go on appointments 

Anything outside of these 3 things is not the best use of your time and is just busy work if you are not producing - i.e. working on your website, ordering/designing marketing material, social media (unless you're using it to actively engage with prospects), procrastinating, watching youtube or other training material (training isn't bad but role play is way more effective), etc.

Some actionable steps: 

Make a list of EVERYONE in your personal circle! Friends, family members, co-workers (current and past), neighbors, and anyone else in your sphere of influence from social and spiritual gatherings.

Call, text, and email them to let them know you're in the business and you'd like to know 'Who do you know that is interested in buying, selling or investing in Real Estate'. As a new agent with no experience, these are the folks who know and trust you already and will be more willing to work with you than a stranger.

Follow up with your personal circle 10-15X per year via phone, text, email, social media, mail, etc.

- Create new relationships each day. The most common and effective way to do this is by cold calling buyer, FSBO, and expired leads. "For Sale By Owner" aka FSBO leads are a common source because these are folks that are motivated to sell and are not currently working with a Realtor.
