Do you need a 6 month reserve to buy a duplex with a conventional loan?

I know this website is mostly about real estate investing but I am struggling as a new real estate agent. I got my real estate license almost a year ago struggled almost 8 months without making a sale and ended up taking a break. I would like to get back into real estate sales soon and I was wondering if any of the real estate agents on here have any advice on how I can do it successfully this time?

My husband and I are looking to start investing in commercial apartments (5 units and up). My question is where is the best place to learn how to know if the property is a good deal and how to run the numbers on that type of property? I have found lots of info on running numbers on residential (4 units or less), but not so much on what we are looking for.

@George Mevawala I am a real estate agent in Gilbert AZ and my husband and I are looking to invest in our first 3-4 plex to house hack and eventually we want to pick up long term rentals around the surrounding areas. Any advice?

@Jonathan Taylor Smith Thank you for the advice. My first original goal was to become a traditional real estate agent. Now that I have discovered bigger pockets it has opened my eyes to more possibilities. I still want to pursue real estate but really want to do investing to build passive income. Can I do both? I have heard that having a real estate license helps with investing to gain access to the mls.

I am currently trying to pass the arizona state real estate test. Since I am working on becoming financially free through real estate investing, would it be wise to work with real estate investors as an agent first before jumping into investing myself?
