Airbnb vs rental on Florida beach property

Hi everyone,

I am looking at investment property , 2 bed 2 bath or 1 bath right on popular Florida beach.

Are returns on Airbnb for a property like this much higher? Positives and negatives of choosing between Airbnb or looking for a yearly tenant ? Thanks in advance
