Have you considered buying land and putting modular homes on it?

Hi-what am I missing?  If I bought land and put a modular home on it to rent out would that work.  I know the devil is in the details so I'm thinking Kenosha County Wis, and a Clayton or Tru modular home that would work financially to generate a bit of cashflow after the mortgage is paid.

I'm sure I'm missing something bec the ppl I know both here on BP and IRL make sure to say they only do value added remodeling on homes.

Thanks for your help finding the pitfalls here!

Tim

p.s. I'm totally new to real estate investing and all that it entails.  If you couldn't tell!
