Hi, quick question. How much do you factor in the local rental market when judging a potential acquisition for BRRR?

Hi-what am I missing?  If I bought land and put a modular home on it to rent out would that work.  I know the devil is in the details so I'm thinking Kenosha County Wis, and a Clayton or Tru modular home that would work financially to generate a bit of cashflow after the mortgage is paid.

I'm sure I'm missing something bec the ppl I know both here on BP and IRL make sure to say they only do value added remodeling on homes.

Thanks for your help finding the pitfalls here!

I always found ListSource to be a great resource for finding off-market leads. Certain mastermind groups even offer discounted leads due to their high volume/business account. I've seen them as low as .01/lead as opposed to the standard .15/lead.

Hi all- quick question. What is a good way to estimate future costs when using the BRRR calculator to evaluate potential deals? I am wondering if there are industry norms to use when starting out (and I have no real world data)? For instance what is a reasonable figure for future vacancy expense, selling expense, future capex expense, ect.?

Hi- I am wondering how much you look at marco market tends when deciding where to start your search for investment deals?  For instance I would like to live near an investment property (or, depending on the strategy I employee, I will need to live near the property).  But, I live in the northern suburbs of Chicago.  Our taxes are high and ppl are leaving the state to move down south.  If you do not mind me asking, how much would this trend effect your personal decision to invest in this neck of the woods?

I see lots of ppl where from Illinois and am wondering what you make with this trend?
