Hello BP, My aunt and I are putting our money together to buy a property with tenants occupied in them. How would I be able to kick them out legally so I could renovate the whole home?

IF the renters have an existing contract, you must honor it. However, you can always contact the renters and attempt to negotiate an early termination. If they are on a month-to-month lease, all you have to do is serve them notice 30 days in advance. Check your state laws because some states require a longer notice.

Personally, I recommend you make an offer contingent on the current owner removing the renters. Take it empty so you're not starting off with a problem.
