I am in the Boston, MA Area looking to move down Charlotte, NC. Are FHA different down there?

I am planning on converting a single family into a two family in Revere, MA and it’s in a RB zone. I don’t know the minimum sqft for a 2 family and cities restriction and regulations. I would appreciate the help!

@Andrew Mowe Hey Andrew, I am also around your area! What I am currently doing is search for a MUlti Family home with a full basement. I plan on renting out all the floors and live in the basement rent free to maximize cashflow. Hope that could give you and idea instead of living in one of the apt!

@Susie Evans but I do understand your pov, we are planning on moving the chimney and adding an additional room to each floor if the deal goes through!

@Frank Hinck Hey Frank, Would it be best if I use hard money for a potential flip?

I also have another question! Could I use private money to put down as a downpayment for a hard money loan? Thank you for your insights!

I am 22 years old and I have about 30k in cash with no steady income. My mom and my sister do have the steady income and they would be able to qualify for an fha loan. What would my best option be? Is private lending and hard money lending my only option if I want to do everything myself?
