As the post says. I just wanted to thank all of you guys. Josh for creating this platform and never giving up on it. Brandon and David for spending 400+ hours with me in my car teaching me how to be a better human, investor and business person.

Mindy and Scott for 140+ hours of teaching me how to be way better with my finances. And getting me to Barista FIRE in like 2months after starting to listen.

All of you guys here, on FB, on YT posting and

answering the same darn questions that have been asked 1000 times. Linking to articles and videos, allowing newbies to learn. Not making fun of me if we're idiots. Not chastising me for sharing and linking videos so newer folks can learn.

I'm actually sitting here with actual salty tears in my eyes at 0539hrs thinking of how blessed I am to have all of you guys here to lean on if I needed it.

My first purchase was 26 D class homes in C/D class neighborhoods with mostly F class tenants. I'm blessed to have pulled off some kinda halfway backwards BRRRR and gotten most my equity back out.

Second purchase was a 25% sweat equity stake($0/down for me) with family OPM and bought a Gas station, 41 unit Motel, and 7 Unit commercial building, for the cost of the land only. On the 2nd busiest intersection, of the 3rd largest city in my state. It's performing at 50% of what it could because rents haven't been raised sine 1988(seriously), and is still cash flowing at $10k+ a month after expenses.

I never would have thought this was achievable or possible if it weren't for a random solar panel guy, September 18th 2019, talked me out of buying solar panels and into buying rentals with my money and using that to pay for electricity. (I had spent 4 days teaching him about systems and process while trying to negotiate)

I'm greatful that I get the PRIVILEGE today of figuring out how to get a meth head out of a house and hope they don't kick a hole in every remaining wall. I'm greatful that I have the privilege of getting to have a problem like this most days. Because those problem are building my wealth.
