@Marc Rice actually that’s exactly what I’m trying to do here in Albuquerque. There are two issues I’ve come across: 1. Duplexes are hard to find in good areas and they are overpriced.

2. My wife doesn’t want to live in a 4 plex with two small children and a large breed dog especially with the current circumstances (Covid-19).

New investor looking for resources or personal experience on best markets for multifamily investing. My budget is 0-250k and I’m looking for duplexes or four plexes. Any advice would be appreciated.

There is a HUD home for sale that has been on the market for over a 100 days. It's a mobile home with a price of 145k. It looks great, but I'm not sure why it's not selling. Are there challenges to buying a HUD home and what is the general consensus with mobile homes as rentals? Do mobile homes generally depreciate faster than SFH? Thanks in advance.

Is anyone in the process of refinancing their property? Is everyone aware of these changes?

Key points

-Mortgage giants Fannie Mae and Freddie Mac just announced that they are raising fees for lenders on all mortgage refinances. The change is designed to shield the two from the additional risk brought on by the coronavirus pandemic.

-The price adjustment adds 0.5% of the loan amount to the consumer's cost. That amounts to $1,400 on the average mortgage originated today.

-It will begin in September, which means it will basically apply to all refinances that aren't already in process.

@Joe S. I’ve been reading “Building Wealth One House At A Time” by John Schaub. He states that if they are motivated to sell, they will drive to you (or at least meet you). He talks about how a seller drove 3 hours to meet him in one scenario. Also he gives an outline of questions to ask would be sellers over the phone to get a better idea of their desire to sell.
