Experience with Lease Options

Hi Fellow BP members,

I joined BP last week (out of Atlanta) as I'm in the process of educating myself before jumping into RE investing. This forum has been such a wonderful resource with more experienced members willing to generously share their knowledge.

Has anyone used Lease Options as part of their core strategy (buying and/or selling)? What level of success have you achieved? What methods have you used to find buyers/sellers willing to use Lease Options? How widespread is the practice? Would you recommend it to a newbie?

Yes.  I would highly recommend using LO and SLO (even better) as a newbie.  The key, like any other system or strategy, is to learn how to use it correctly, and apply it to the right deals.  It doesn't work everywhere or on every property.

If used correctly, on the right properties, this system should be the least costly to use (SLO should cost you nothing), have the quickest timetable to income, and long term profits.  Also, this system should (if done correctly) have the least amount of risk associated with it.

You just need to learn how to do it correctly.
