Thank you all for providing more clarity on the subject. 

Do commercial lenders require that a borrower's net worth equal or exceed the property value? I've come across this requirement a few times in my research but doesn't look like it's common. Anyone had to meet that requirement or something similar?

Hi Fellow BP members,

I joined BP last week (out of Atlanta) as I'm in the process of educating myself before jumping into RE investing. This forum has been such a wonderful resource with more experienced members willing to generously share their knowledge.

Has anyone used Lease Options as part of their core strategy (buying and/or selling)? What level of success have you achieved? What methods have you used to find buyers/sellers willing to use Lease Options? How widespread is the practice? Would you recommend it to a newbie?
