HOW DO I KNOW IF IM MAKING THE RIGHT CHOICE

Hi all!

I’m brand new the investing in real estate however I know what I’m doing/ talking about. I’m from CT but at moving to AZ within the next month. I have a good amount set aside (around 40k) for a down payment on a rental property. My mom doesn’t want to co-sign because she’s scared of the risks. What should be my next step? Should I get a job just to qualify? It’s been tough because I’m coming from across the country. Please help :-)
