The Art of the Offer
What are essential elements of making a great offer?
I'm new. Just starting off with driving for dollars (with my 2 kids in the car haha), running calculations on BP and trying to educate myself. I've attended the last few Wednesday webinars with @Brandon Turner and I'm trying to wrap my mind around making an offer. I get the funnel concept of analyzing 100+ properties, making 10+ offers to get 1 great deal. But are you making offers via letter, phone call, face-to-face convo? TIA!
There is no one-size-fits-all perfect offer format. It all depends on the person you are dealing with. Some people want to do it all over the phone... otherwise want to do a face to face negotiations.. some want to do it all formally in righting back and forth.
The only constant is no matter how you get to the final agreed price, get it in writing on a formal real estate purchase contract.
@John Dennis I do agree with Jon's response, it's definitely going to be unique based each individuals situation. Try to get a feel for the person and their current circumstances, if it's an elderly couple that clearly isn't tech savory then meeting face to face may be the best way to create a connection. Compared to the business owner in his 40s who Is extremely busy and would prefer to speak via phone or by email/online.
