Casa grande, AZ market
Anyone familiar with the casa grande, AZ market?
Yes, it is growing and I would definitely invest. People are getting pushed out of the Phoenix, Tempe, Gilbert, Mesa, Avondale, Tuscan, Goodyear, etc and are finding spots in San Tan Valley, Florence, Casa Grande, etc
5+ year, from now you will be glad you bought, I believe.

@Erickson Sainval Lucid Tech is building in phases down there, as well, and will be providing 4000+ jobs over the next number of years. Seems like a no brainer!
It's a fast growing area. Growth is headed in that direction as well as through Buckeye to Tonopah.
@Michael Baker I own several properties in Casa Grande. I think it is a great cash flowing and appreciating market.
I almost bought a 4 plex there about a year ago. I had it under contract for $236k and it would have cashflowed about $700/mo (total) right out of the gate. It was just south of downtown though and I was told it was a bad area. So I backed out during the inspection period. Maybe I should have done it, not sure! LOL.
If anyone is looking in the West Valley also i just bought the Keller Williams in Goodyear and will soon open in Surprise and Buckeye - anyone licensed who wants to meet, i would love it also. I have a few agents who are investors and work with them.

Here are some of our recent purchases in Casa Grande over the last month or so:
Hopi - purchase 116k, 15k rehab, 5k closing and holding costs, 180k Estimated ARV.
Little oak - purchase 70k, 60k rehab, 5k closing and holding costs, 190k Estimated ARV.
Lincoln - purchase 70k, 10k rehab, 4k closing and holding costs, 115k Estimated ARV.
@Shiloh Lundahl thanks for your advice on CG. I was recently informed about that area myself. What areas would be best to avoid generally in CG as i am not familiar with the area. I'm looking for anything B- and better preferably for long term buy and hold... thanks!
