Assistance: Lots of questions

Hello! I am in the process of closing on my first house in late September. I would like advice and/or options on how to proceed next. I would like to buy another property. I also want to know how to get the down payment money back from the first house. The banker said I had to wait 6 months to refinance. That kinda goes against what is spoken about here. (BRRRR.) Is it that BRRRR works best when you have a few properties under your belt and the houses had the time to build equity.

Most people who BRRRR, aren't using traditional financing for the first acquisition. Thus, no waiting period.
