Discovering Multi Family Properties

Hello, I am currently researching to purchase my first investment property while I raise capital/credit and change jobs.

I currently live in Dulles, VA, and I have been trying to use Redfin, Zillow, and other sites to search for multi family properties to do a owner-occupied purchase. However, the only things that come up are single unit condos/apartments and townhouses. I was wondering if there was a different directory/database that I should be looking for? Or is it just that there are no dulexes, triplexes, etc. available around me?

I don't believe there are many if any multifamily properties in Ashburn. They are very rare in NoVa in general. You can convert your basement into an apartment however. I was paying 1350 to rent out a basement in South Riding. It was converted to an apartment (separate entrance, Washer, dryer, oven, stove, fridge.) Real estate is so expensive in this area idk if any cashflow is realistic, but I think house hacking is a great idea to greatly reduce your mortgage payment.

A friend of mine owns in Haymarket and rents out 2 rooms upstairs and his basement and couldn't be happier paying nothing for a half million dollar house.
