Interest Rates in 2021?

A few questions I am pondering:

1. Which direction does everyone think interest rates will go in 2021? They are low now (~3%). Do you think they will go back up in 2021?

2. Is it better to buy now while interest rates are low BUT its an extreme sellers market? Or wait till next year?

I realize for the second question there will be an array of answers, from what I've seen on this forum from doing searches, they will range from:

  • "You can't time the market, buy if you like the place"

    "Yes, the economy is terrible and people will need to do short sales and foreclosures next year"

The second questions is really focused on what is more important, the interest ratae or the type of market (seller vs buyer) if you are buying.
