Buying a rental from another investor

Looking for our second rental

We found something that seems like it will be great. In researching we found that the home is currently owned by an investor who bought it in 2017.

The investor owns multiple other properties. The other properties are rented. This makes us fearful that there was an issue with renting this one. The market is great. CO issue? Expensive work needing to be done? Bad neighbors?

Based on purchase price and asking price the seller would make less than 20k after commission.

Is this a red flag? If someone has multiple rentals, why off load this one?

What questions would you ask and to whom would you ask them?
