Guidance for getting started with land development?

I'm looking into the process of buying land and developing it into something more valuable. I've run into several issues with properties I've considered buying where land or deed restrictions would have required joining adjacent land parcels, which sparked my interest in the process. 

Can anyone recommend some resources for learning how to develop land? I'm not even sure where to start.
