transition from apt into duplex to paying myself rent 1st deal-

If there's any podcasts or people who have started investing this way- please send them over.

I've been paying rent because it's convenient, but it's costing me equity I could pull out to fund an investment.  I have not bought a house due to not wanting to deal with everything that comes with home ownership so not sure how the numbers work out but right now I feel like the money I'm paying in rent is frivolously being spent when I could be using it towards a mortgage. BUT if the numbers don't work this way, or I'd have to stay living in this first house for years and years maybe it doesn't work.

I'd love to hear how you transitioned by paying someone else rent, to paying yourself and catapulting yourself in REI.
